How to play Property Tycoon
Your turn
- Roll the dice and move. Collect $200 every time you pass START.
- Rolling doubles gives you another roll — but three doubles in a row sends you straight to Jail.
- After moving, resolve the square you landed on, then you may trade, build or mortgage before ending your turn.
Landing on squares
- Unowned property: buy it for the listed price, or skip it.
- Owned property: pay the owner rent (nothing if it's mortgaged or you own it).
- Fortune / Town Fund: draw a card and follow it.
- Taxes: pay the bank. City Park: nothing happens. Go To Jail: go directly to Jail.
Rent
- Owning a full color group doubles the base rent on its unimproved properties.
- Houses and hotels raise rent dramatically.
- Transit stops: $25 / $50 / $100 / $200 for 1–4 owned.
- Utilities: 4× your dice roll, or 10× if the owner has both.
Building
- You must own the full color group to build, and houses must be spread evenly across the group.
- A 5th house becomes a hotel. The bank only has 32 houses and 12 hotels.
- Sell buildings back to the bank at half price, also evenly.
Jail
- Get out by rolling doubles (up to 3 tries), paying $50 bail, or using a Pardon card.
- After three failed rolls you must pay the $50 and move.
- You still collect rent while in Jail.
Mortgages and trades
- Mortgage a property for half its price. Unmortgaging costs that amount plus 10% interest.
- Mortgaged properties collect no rent.
- You can trade properties, money and jail cards with other players at any point on your turn.
Bankruptcy
- If you can't pay a debt, sell buildings and mortgage properties to raise money.
- If you still can't pay, you're bankrupt and out — your assets go to your creditor.
- The last player left in the game wins.
